Motorists in Paignton are facing delays due to emergency water main repairs on a key local route.
Temporary traffic lights have been installed on the A3022 Totnes Road, in both directions, at its junction with Ebenezer Road.
The works, which are under way to fix a burst or leaking main, are causing queues and slower journey times, particularly around the intersection during busier periods.
Contractors are on site to carry out the urgent repairs, though no specific completion date has been confirmed. Drivers are advised to allow extra time for travel and to seek alternative routes where possible.
The incident adds to ongoing disruption in the Torbay area from other roadworks.
Nearby, Old Mill Road remains closed adjacent to the Chelston Manor Hotel until 5 February, affecting access in the Cockington area.
In addition, Newton Road in Torquay is subject to three-way temporary lights at the junction with Orchard Way until 12 April, but these are restricted to evening and night-time hours (19:00 to 07:00) to minimise daytime impact.
