The detached former Baptist chapel inside the Dartmoor National Park has gone on the market with a £125,000 guide price

A former Baptist chapel in a picturesque Dartmoor village has gone on the market with a guide price of £125,000.

The detached stone building in Rock Cottages, Lustleigh, is being marketed as a “rare opportunity” to buy a small former place of worship in the heart of the village.

Situated within Dartmoor National Park and Lustleigh Conservation Area, the property has its own garden and retains several features of its former use, including a large main chapel room with tall windows and a high ceiling.

According to a property listing from Helmores on Street.com, the building extends to approximately 527 square feet and has an additional ante-room with a kitchen area and a separate WC.

Mains water, electricity and drainage are connected, while the building also has oil-fired heating.

The chapel is not listed, although it is within the conservation area.

The property is currently understood to have planning use for religious or educational purposes.

Its marketing details suggest it could provide space for suitable classes, groups or activities, while alternative uses would require the necessary planning permissions.

Any proposals would need to be considered by Dartmoor National Park Authority, given the building's location within the National Park and conservation area.

There is also a small garden to the eastern side of the chapel, with a number of historic headstones along one boundary.

According to the listing, a covenant requires the headstones to remain in place, with prospective buyers advised to establish the precise terms through their solicitor.

“Beyond its existing use, it's difficult not to start imagining what else a building like this could become,” the listing reads.

The property is being sold freehold, and the listing states that no business rates are currently payable, according to Teignbridge Council.

Lustleigh has a village shop, tea room, church and the Cleave Inn, and hosts the annual Lustleigh Show.

The village is close to Lustleigh Cleave and the wooded Bovey Valley, while Bovey Tracey and Moretonhampstead are among the nearby towns.

The freehold property is being marketed by Helmores, with a guide price of £125,000.
