New homes are set to be erected in Plymouth's Saltram Meadow estate after planning permission was approved by Plymouth City Council.

The development, spearheaded by Persimmon Homes Cornwall & West Devon, will see 223 new homes built.

The masterplan

The estate, which lies on the edge of the National Trust's Saltram Estate, sees a great milestone in the development. 

The project, once completed, will encompass up to 1,684 homes, all equipped with air-source heat pumps and electric vehicle charging points. 

Additionally, the development will feature storage for over 300 bikes and segregated cycling lanes. 

The approved phases will be accessible via a new junction off Encombe Street and include 

39 homes to be transferred to a local housing association partner.

There will also be provisions for public art.

Managing Director Andy Hill said: “We are delighted to have secured approval for the next stage of our plans. Persimmon is delivering hundreds of new homes for local people in Plymouth, helping to meet housing needs in the area, while also putting in community assets such as the Main Square.”

The development will also include a new public trail, wildlife area, and enhanced connectivity for residents, further enriching the community landscape

The upcoming phases of the development will be situated east of the existing primary school and the soon-to-be-completed Main Square. 

The construction will occur in three stages. 

Firstly, the focus will be on building parking facilities for commercial and residential units.

Next, the emphasis will shift to arranging open spaces and play areas. 

Finally, the construction of the Main Square, which includes health facilities, retail spaces, and parking, will take place. 

In the heart of the open space, plans include a large grassy area with a 1000 square metre play area and a pavilion designed for community events.
