Early-stage proposals for up to 30 new affordable homes at Wonnacotts Road, Okehampton, have been released by West Devon Borough Council, prompting both interest and concern among nearby residents ahead of a public drop-in event this Saturday (6 December).
The proposals are at an early stage, with details still being developed ahead of any potential planning submission
Initial material shared by the Council indicates that the site could accommodate a mix of affordable and supported homes, while around 60 per cent of the land would be retained as woodland.

Further site layout information, early design intentions and environmental considerations are expected to be released soon, with potential for presentation at the forthcoming consultation.
Residents living near the proposed site have raised early concerns, particularly around the ecological value of the land and the type of housing being prioritised.
Several have highlighted the presence of wildlife and mature vegetation, questioning whether detailed ecological assessments have yet been carried out.
Others have expressed worries that housing categorised as “affordable” may still be out of reach for many families in Okehampton, calling for a clearer commitment to social rent homes.
The Moorlander contacted West Devon Borough Council, who, in response, said that environmental assessment will form a key part of the project’s development.
According to the authority, full ecological and biodiversity surveys will be required before any planning application is lodged, and early findings will be shared as they become available.
The Council also points to significant demand for housing locally. Cllr Renders, Lead Member for Housing, told The Moorlander:
“The need is clear: over 958 households are currently on the housing needs list in West Devon, with 245 people with a local connection to Okehampton waiting for suitable accommodation.”
He added that the scheme aims to contribute towards tackling the district’s housing pressures while maintaining “a strong focus on environmental protection and sustainable design.”
Cllr Renders also said:
“We want to invest in homes that are energy-efficient and genuinely affordable, as part of our wider strategy to reduce fuel poverty and improve quality of life for local people.”
The community drop-in event this Saturday will offer residents the chance to view the proposals, speak directly with officers and provide feedback.
An online consultation will follow for those unable to attend in person, with Cllr Renders adding: “Your input is vital in shaping the next steps”.
