The historic country hotel in West Devon has returned to the market with a reduced asking price of £1.95 million, down from the original £2.5 million, following the removal of private fishing rights from the sale.

The Arundell, the historic country hotel in Lifton that made headlines this summer when it went up for sale, has returned to the market with a reduced asking price of £1.95 million, down from the original £2.5 million.

Specialist business property adviser Christie & Co, which is managing the sale, said the price change reflects a change to what's included in the deal.

When The Arundell was first listed in June, the sale included access to more than 22 miles of private fishing rights across some of England's most celebrated rivers, along with the estate's associated lake and the fly fishing business built around it. Those fishing assets have now been excluded from the sale and will continue to be owned and run separately by the current owners.

Stephen Champion, Director of Hotels at Christie & Co, said separating the fishing rights made the property easier to compare with similar hotels on the market.

"To present The Arundell to the market alongside comparable hotel opportunities, the fishing rights and associated business have been separated from the sale," he said. "Fishing will continue to be an integral part of the guest offering, mirroring the way in which the shooting is currently operated."

He said the new owner would still benefit commercially from the fishing operation without needing to run it directly. "The new owner of The Arundell will therefore continue to benefit from the associated room, food and beverage income generated by these sporting facilities, but without the complications, costs and specialist expertise required to operate a high-level fishing business, including a team of around eight ghillies," he said. "The reduction in the asking price reflects the removal of these fishing assets and the lake."

The hotel itself remains largely as first listed. It includes 21 en-suite bedrooms, a two-bedroom self-catering fishing cottage, a guest lounge, a gastropub, a café, a four-bedroom flat, four function and event spaces, and 16 Tesla Superchargers, which attracted more than 26,000 electric vehicles to the site in 2025 alone.

The property also retains The Cockpit, a bar and event space built around a historic cockfighting pit, one of the few surviving examples remaining in England, a feature that formed part of the hotel's appeal when it was first marketed this summer.

Set in the West Devon village of Lifton, the hotel sits close to Dartmoor National Park, offering guests access to walking, hiking, mountain biking, horse riding and wild swimming.

Christie & Co said the current owners had invested heavily in bringing the hotel up to a standard matching its reputation, leaving a new owner with the opportunity to build on the business's existing success.

When the hotel was first listed in June, owners Simon Village and Arabella Monro said they believed they had achieved what they set out to do in laying the foundations for a new owner to carry the business forward. At the time, the owner's representative, Knut Wylde, described the estate as "a sporting hotel of national significance" with "a character that cannot be franchised," calling the sale a "once in a generation" opportunity.

The Arundell is now on the market with a freehold asking price of £1,950,000.
